Summer is the season when homeowners finally turn their attention to the garage. But while most people are thinking about storage solutions and wall organization, there’s an upgrade that tends to get overlooked – one that’s both more impactful and more practical than anything else you could do in that space: the floor.
A professionally coated garage floor isn’t just cosmetic. It protects your concrete, simplifies cleaning, improves safety, and – if you’re ever thinking about selling – signals to buyers that your home has been cared for down to the details. Here’s what to know before you decide.
What Types of Coatings Are Available?
Not all garage floor coatings are the same, and the right choice depends on how you use your garage and what you want out of it. At Level Five Painting, LLC., we offer three main types:
Epoxy is the most widely known option – durable, glossy, and great at resisting stains and chemicals. It bonds tightly to concrete and creates a hard surface that holds up under vehicle traffic and heavy equipment.
Polyurea (also called polyaspartic) is a more advanced formulation that cures faster, handles temperature fluctuations better, and tends to be more UV-stable than traditional epoxy. It’s a particularly smart choice in New England, where garages go through real seasonal extremes.
Acrylic coatings are a lighter-duty option, better suited for lower-traffic areas or as a refresh coat over an existing surface.
How Does the Process Work?
A quality floor coating is a multi-day commitment, and that’s by design. Cutting corners at any stage is exactly what leads to peeling and bubbling down the line.
Day 1 – Surface preparation and repair. The concrete is thoroughly cleaned, and any cracks, chips, or damaged areas are repaired. This step is the most important one: the coating is only as good as the surface underneath it.
Day 2 – Base coat and chip broadcast. The primer and base coat go down, followed by the decorative flakes if you’re going with a chip blend finish.
Day 3 – Top coat and sealing. The protective topcoat is applied, locking everything in and creating the finished surface.
You can walk on the floor within 24 hours of completion. We recommend waiting 72 hours before driving on it or moving heavy equipment back in.
How Long Will It Last – and What’s the Upkeep?
Our coatings are built to last 10 to 20 years, depending on the coating type you choose, the level of traffic the floor sees, and how it’s maintained. Day-to-day upkeep is minimal: regular sweeping and occasional cleaning with mild soap and water. The coatings are designed to resist oil, chemicals, and common spills, so most messes wipe right up. The one thing to avoid is harsh cleaning chemicals, which can break down the coating over time.
We also provide warranties – the specifics vary by coating material, so it’s worth asking about when you get your quote.
Our coatings are also low-VOC and eco-friendly, meaning they minimize environmental impact and help maintain healthy air quality in your garage – an important consideration if your garage is attached to your home or doubles as a workspace.
Is There a Best Time of Year to Do This?
Technically, garage floor coatings can be applied year-round – but conditions matter. The ideal temperature range for curing is between 50 and 80 degrees Fahrenheit. Summer, particularly June and July, offers some of the most reliable curing conditions of the year here in Massachusetts. If this project is on your radar, acting now means you’ll have the floor finished before the heat of late summer and won’t be waiting on a contractor slot in September.
The Resale Angle: Why Buyers Notice the Garage Floor
Here’s something worth thinking about if you’re planning to sell your home in the next few years: the garage is one of the first things buyers really look at, and bare, stained concrete reads as deferred maintenance – even when it isn’t.
A coated floor changes the conversation. It signals that the home has been maintained with care, and it makes the garage look like usable square footage rather than a storage unit. In competitive markets across the Metro West area, small differentiators matter. A finished floor isn’t going to make or break a sale, but it’s the kind of detail that buyers remember when they’re comparing two otherwise similar homes.
Can I Customize the Look?
Yes – and more than most people expect.
We offer solid colors, decorative chip blends (which add depth and hide minor surface imperfections), and metallic effects. Whether you want something clean and neutral or something with a bit more personality, there’s a finish that fits.
